What running a portfolio here looks like.
Per-unit pricing, and a volume rate at four or more
Single units are priced on the published square-footage tiers from $195. Four or more booked together move to a volume rate, quoted as a per-unit number so it forecasts cleanly in an owner report.

One visual standard across every unit.
Ideal for
Built for how different portfolios run.
Rental portfolio managers
A standard you can invoke instead of a creative conversation per unit. Send "same as last time" and the shoot runs to spec.
Strata and building managers
Amenities and common areas shot once and reused across every unit listing in the building, alongside the individual suites.
New development lease-up teams
A repeatable set for units that need to go live on a schedule, with plans and tours from the same visit as the photos.

Operators who book again.
One standard across the portfolio, scheduling that fits the access window, and one person to call about any of it.
Book a shootQuestions managers ask
Yes, and that is the whole product rather than a side effect. Same framing, same room order, same edit, whether the units are shot on the same day or eight months apart. It is the reason a portfolio holds together in front of an owner.
Yes. Send the checkouts, check-ins, tenant notice periods, building access hours, and any elevator booking rules. The schedule gets built inside those constraints. Occupied units are workable too, with notice.
Four or more booked together move to the volume rate. Send the unit count, the mix of sizes, and the access windows, and you get a per-unit number and a proposed schedule back. Email info@coastalphoto.ca or use the contact form →.
No. Interiors, amenities, 2D Floor Plans, and a 3D Interactive Tour all come from the same visit. On a multi-unit building you usually only need one plan per layout type, which brings the per-unit cost down.
Coastal Photo, directly. The same studio shoots the portfolio and answers about it, so nobody has to be re-briefed on the building.
No long-term contract for recurring work. The volume rate applies per booking of four or more, and if the pace of turnovers changes the quote adjusts rather than binding you to a minimum.
Yes. Send your unit numbering or naming convention and the galleries come back in folders that match it, so nothing has to be renamed before it goes into Buildium, AppFolio, Yardi, or your own site.
Shot once and reused across every listing in the building. Lobby, gym, roof deck, courtyard, parking, and storage. Worth doing on the first visit, since it lifts every unit listing that follows.
