Photos are delivered the next morning via a private online gallery. Files are split by platform: MLS-sized, web-sized, and square crops for Instagram. Same-day rush is available for +$75 when confirmed before booking.
Metro Vancouver and the Lower Mainland are covered at no extra charge. North Shore is included. See the full travel fee list → for Victoria, the Fraser Valley, Sea to Sky, and Vancouver Island.
The shoot moves to the next dry slot at no charge. Vancouver weather is part of the job. If a tight deadline is at risk, I'll bring in a vetted second shooter at no extra cost.
Open all blinds, turn on all interior lights including lamps, and remove vehicles from the driveway. You'll receive a detailed prep checklist when you book.
Yes. 2D Floor Plans start at +$200 for homes up to 1,999 sq ft. Video Walkthroughs start at +$400, and Vertical reels start at +$175. Drone photos are priced by photo count, not home size, starting at +$125. Virtual item removal is +$10 per photo. All add-ons are listed on the rates page and can be added when you book.
Reschedule up to 24 hours before your shoot at no charge. Less than 24 hours notice: $50. On-site cancellation (property not accessible or not ready): $100.
I retain copyright, but you receive a full commercial licence to use the images for MLS, your personal brand, and your portfolio indefinitely. Galleries stay live for 12 months. Re-delivery any time, no charge.
